Who can invest?
AEGP Fund 7 is available to accredited investors. In general, this includes individuals with income over $200,000 in each of the last two years (or $300,000 jointly with a spouse) with a reasonable expectation of the same income this year, or individuals with net worth over $1,000,000 (individually or jointly with a spouse), excluding a primary residence.
What is the minimum investment amount?
AEGP Fund 7 accepts investments starting at $50,000–$100,000, depending on the subscription terms. Larger commitments may be accepted for investors seeking greater exposure. Please request the Fund 7 deck for current minimums and availability.
What are the expected distributions?

While results are not guaranteed, Fund 7 is designed with the following targets:

  • Development phase (12–18 months): Targeting a 10% annual return on called capital.
  • After stabilization: Targeting 8%+ quarterly cash-on-cash distributions.
  • Over the 7-year fund term: Targeting a 15–18% projected IRR.

Note: Targets and timing may vary based on acquisitions, renovations, occupancy, and market conditions.

How does “Rent Today, Own Tomorrow” work?

AEGP’s Rent Today, Own Tomorrow program allows qualified residents to lease single-family homes with the option to purchase after 5 years.

  • 10% of monthly rent is credited toward the future purchase.
  • Residents receive support with credit-building, down payment assistance, and connections to mortgage providers.
  • To date, AEGP has achieved an approximate 40% tenant-to-owner conversion rate.
